D&D Apartment Praha
Terms and Conditions
Effective from 5 November 2026
These terms and conditions govern stays at D&D Apartment Prague booked directly with the host. By completing a booking, the guest agrees to them. The Czech version is binding; this English version is a translation.
1. Operator and general provisions
- 1.1D&D Apartment Prague is operated by David Dočekal, company ID (IČO) 01800621, registered office Školská 689/20, 110 00 Prague 1, Czech Republic, registered in the Trade Register (the “host”).
- 1.2Contact: ddaparment305@gmail.com, phone/WhatsApp +420 725 269 571.
- 1.3All binding communication (bookings, changes, cancellations, complaints and orders of services) takes place in writing by e-mail to ddaparment305@gmail.com. Phone and WhatsApp are for quick arrangements only.
- 1.4These terms govern the accommodation contract concluded directly with the host via ddapartmentprague.com or by e-mail. Bookings via Airbnb, Booking.com and VRBO are governed by the terms of those platforms.
- 1.5A guest is every person named in the booking (the “guest”). The person who made the booking is responsible for all guests in the booking complying with these terms.
2. Booking and conclusion of the contract
- 2.1The apartment can be booked in two ways: (a) an online booking with card payment on ddapartmentprague.com, or (b) an enquiry with payment by bank transfer.
- 2.2Online booking by card: on the website the guest selects the dates and number of guests, fills in their details, agrees to these terms and enters a payment card via the secure Stripe payment gateway. The total price is only held (pre-authorised) on the guest’s card, not charged.
- 2.3The host confirms or declines the online booking within 24 hours. On confirmation the held amount is charged and the accommodation contract is concluded; the guest receives a confirmation by e-mail. If the host declines the booking or does not confirm it within 24 hours, the hold is released, nothing is charged and no contract is concluded. Releasing the hold on the guest’s account is done by their bank, usually within a few days.
- 2.4Enquiry with payment by bank transfer: by sending an enquiry the guest requests accommodation for the selected dates; an enquiry is not yet a binding booking. Within 24 hours the host confirms availability and sends an offer with the final price and payment details.
- 2.5For an enquiry, the guest pays the full price within 24 hours of the offer; the exact due date and time are stated in the offer. If arrival is less than 48 hours away, the payment must reach the host’s account before arrival. During this time the host keeps the dates for the guest. If the payment does not arrive in time, the offer lapses and the dates are released. The contract is concluded when the full price is credited to the host’s account; the guest then receives a confirmation by e-mail.
- 2.6The apartment is for a maximum of 3 guests. A baby cot (60×120 cm) is available free of charge on request.
- 2.7The minimum length of stay may vary depending on the dates.
- 2.8For an online booking, the price shown before entering the payment card is binding; for an enquiry, the price in the offer. Other prices and availability shown on the website are indicative.
- 2.9The apartment corresponds to the description and photos on ddapartmentprague.com. Features not promised in the description (e.g. the view from the windows, windows facing the street or the courtyard, the floor) are not a defect of the accommodation.
3. Price and payment
- 3.1The price includes bed linen, towels, Wi-Fi and final cleaning.
- 3.2The price does not include the local city tax under Czech Act No. 565/1990 Coll.: CZK 50 / EUR 2 per person per night; guests under 18 are exempt. The tax is shown separately on the website and in the offer, is part of the total price and is paid together with the accommodation. The host pays it in full to the Prague 1 municipality.
- 3.3Payment is made in CZK by payment card (including Apple Pay and Google Pay) via the Stripe payment gateway, by bank transfer or by QR code. Guests arriving in less than 7 days pay by card or by instant payment from an account with a Czech bank. If payment has not been received by the start of check-in (3 pm), the host is not obliged to accommodate the guest and may cancel the booking. No security deposit is charged.
- 3.4Payment card details are processed exclusively by Stripe; the host has no access to them.
- 3.5Additional services: early check-in from 12 noon or late check-out until 1 pm for CZK 900 / EUR 36, by arrangement at least 24 hours in advance and subject to availability.
- 3.6Change of bed linen and towels during the stay by arrangement by e-mail for CZK 250 / EUR 10 per set (bath towel, hand towel and bed linen).
- 3.7On request, the host issues a receipt or an invoice.
4. Cancellation and withdrawal
| When the guest cancels | What the host refunds |
|---|---|
| 5 or more days before arrival | 100 % of the price paid |
| 1–4 days before arrival | 50 % of the price paid |
| on the day of arrival or no-show | nothing |
- 4.1The guest cancels in writing by e-mail to ddaparment305@gmail.com. The time the e-mail is received by the host, who confirms the cancellation, is decisive.
- 4.2No refund is given for unused nights in case of early departure.
- 4.3The refundable amount is returned within 14 days of cancellation by the same method the guest used to pay.
- 4.4We recommend that guests take out travel cancellation insurance.
- 4.5The guest acknowledges that under Section 1837(j) of the Czech Civil Code a consumer cannot withdraw from the contract without giving reasons within 14 days, as it concerns accommodation provided on specific dates. The cancellation terms above apply.
- 4.6If the host cannot provide the accommodation (e.g. an emergency in the apartment), the host refunds the full amount paid.
5. Arrival, departure and guest registration
- 5.1Check-in is self check-in (door code or key box) from 3 pm, check-out by 10 am.
- 5.2Before arrival the guest receives a link to an online form. Completing it is mandatory for all guests — it fulfils the host’s legal registration duty and the reporting of foreign nationals to the Czech Police (UBYPORT).
- 5.3The host sends arrival instructions once the form has been completed.
- 5.4The access code and key instructions are sent only once the full payment has been received. A payment confirmation (e.g. a screenshot) is not sufficient.
- 5.5On departure the guest leaves the keys as instructed and the apartment in normal condition. If the keys are lost, the guest pays CZK 1,500 / EUR 60 for a new set. If the lock has to be replaced because of the loss, the guest pays the actual cost of replacement.
- 5.6The guest reports a loss of keys to the host immediately. If not reported without undue delay, the guest is also liable for damage resulting from the loss.
- 5.7The guest does not pass the keys or the access code to anyone not named in the booking.
6. House rules
- 6.1The apartment is in a residential building: quiet hours are from 10 pm to 7 am; parties and loud events are not allowed.
- 6.2Smoking of any kind (cigarettes, e-cigarettes, water pipes) is forbidden throughout the apartment, which has a smoke detector. Smoking is only permitted in front of the building or in the courtyard. In case of a breach the host charges a contractual penalty of CZK 5,000 / EUR 200 and may end the stay without refund.
- 6.3Only the guests named in the booking may stay in the apartment, a maximum of 3 persons.
- 6.4Visits by persons not named in the booking are possible only by prior arrangement with the host and never overnight.
- 6.5Children must be supervised by an adult in the apartment.
- 6.6When leaving the apartment the guest closes the windows and switches off appliances (hob, iron, air conditioner).
- 6.7Commercial photography, filming and events in the apartment are possible only by prior arrangement with the host.
- 6.8The host enters the apartment during the stay only by arrangement with the guest, or without it in an emergency (leak, fire, water escape).
- 6.9Pets are allowed only by prior arrangement with the host. Pets stay free of charge. The guest is liable for damage caused by the animal.
- 6.10The guest follows the Guest Information received before arrival and found in the apartment (e.g. use of the portable air conditioner, waste sorting, kitchen appliances).
- 6.11In case of a serious breach of the rules the host may end the stay without refund.
7. Liability and damage
- 7.1The guest is liable for damage to the apartment and equipment caused by them or persons in their booking and pays for it. Damage must be reported to the host immediately.
- 7.2Fines imposed by authorities (e.g. for disturbing the night-time peace) due to the conduct of the guest or persons in their booking are paid by the guest.
- 7.3The host is liable for guests’ belongings to the extent of Section 2945 et seq. of the Czech Civil Code. We recommend not leaving valuables unattended in the apartment.
- 7.4Parking is not part of the accommodation; the MR.PARKIT garage is a third-party service for which the host is not responsible.
8. Complaints and out-of-court dispute resolution
- 8.1The guest reports any defect immediately when discovered, during the stay, by e-mail to ddaparment305@gmail.com, ideally with a photo, so that the host can remedy it without undue delay.
- 8.2A complaint about a defect that the guest could have reported earlier, made only at the end of the stay or after departure, may not be accepted. The guest is entitled to a price reduction only if they allowed the host to remedy the defect and the host did not do so. Consumer rights under the law are not affected.
- 8.3The host handles a complaint without undue delay, within 30 days at the latest.
- 8.4Consumers have the right to out-of-court resolution of consumer disputes. The competent body is the Czech Trade Inspection Authority, www.coi.gov.cz. A proposal can be filed online at coi.gov.cz/mimosoudni-reseni-spotrebitelskych-sporu-adr, no later than 1 year from the day the guest raised the claim with the host.
9. Final provisions
- 9.1The processing of personal data is described in the Privacy Policy on ddapartmentprague.com.
- 9.2The host is not liable for being unable to provide accommodation due to force majeure (e.g. an official ban, natural disaster); in such a case the host refunds the amount paid.
- 9.3Legal relations are governed by the law of the Czech Republic. Consumer rights under the law of the consumer’s country are not affected.
- 9.4These terms are issued in Czech and English. In case of any discrepancy between the language versions, the Czech version prevails.
- 9.5These terms are effective from their publication on ddapartmentprague.com. A booking is governed by the terms valid on the day it was made.
